A Complete Coastal Renovation—on a Deadline

When the owners of this 3,400 square foot Kiawah Island condo approached Icon Construction, their goal was clear: transform the space top to bottom—quickly. With strict HOA regulations and a firm timeline to meet, this whole-home remodel needed to be efficient, thoughtful, and beautifully executed. Working in collaboration with interior designer Christyn Dunning of Guest House Studio, Icon Construction delivered a complete reimagination of the space.

From Dated Layout to Open-Concept Living

The original condo was dark and segmented, with a large wall separating the kitchen from the living area—blocking natural light and ocean views. Icon removed that wall and completely re-engineered the framing and support system to open up the floor plan, revealing sightlines straight through to the beach. Two load-bearing columns—once structural eyesores—were wrapped in clear-finished white oak, becoming warm, elegant focal points in the newly expanded space.

Other highlights of the interior transformation include:

  • All bathrooms gutted to the studs, rebuilt with soundproof insulation and designer-selected tile from top to bottom
  • Spray foam insulation added between floors and ceilings to reduce sound transfer between units
  • Custom-built theater room designed specifically for the owners’ children
  • Luxury finishes, including a mix of brushed brass lighting fixtures, emerald green and black hex tile, and vertically stacked designer-selected shower tile
  • Full trim upgrades and millwork, bringing continuity and craftsmanship throughout the home

Unexpected Challenges and Custom Solutions

Though the team moved quickly, the project came with more than a few hurdles. Delays in permitting held up the initial start by over a month, and once demolition began, extensive rot and structural deficiencies were discovered—likely due to the age and original construction of the building. These findings triggered another round of HOA approvals, requiring patience and flexibility from everyone involved.

Additionally, opening up the kitchen meant engineering new structural support—one of the more complex and rewarding aspects of the project. The resulting open-concept layout completely transforms the feel of the home and makes the most of the property’s natural light and coastal views.

Thoughtfully Designed, Beautifully Executed

Every material—from the Going Topaz kitchen backsplash to the Emerald Hex Deco laundry flooring—was selected by Guest House Studio to bring warmth, texture, and subtle coastal influence into the home. The lighting plan, sourced through Carolina Lanterns, includes matte white ceiling fans, sculptural aged brass sconces, and sleek LED vanity fixtures—all tailored to complement the soft neutral palette and contemporary design.

Today, this once-boxed-in condo has been reborn as a high-end, family-friendly retreat. From the white oak column wraps to the custom bunk bath tiling, every inch of this home reflects the collaboration between skilled design, smart construction, and a client-focused process—even when the timeline is tight.
